This photo shows the bad guy in this story. When we purchased this house, twelve years ago, we knew that we would, eventually, have to re-pipe. We didn't know when. We decided to wait until we were forced into the job. The downstair bathroom, which serves the office and study (and originally served the maid's apartment), is supplied with water by pipes that are embedded in the sandwich foundation. One of these pipes, installed in 1928, finally rusted and flooded the basement. The photograph shows the tub faucet plumbing in the opened wall.
